Spartanburg
Older Spartanburg neighborhoods have serious shade and root competition. Fescue struggles under a mature oak canopy no matter how much seed goes down, and the honest answer is often a shade bed rather than more grass.
This is our home market.

Newer Duncan subdivisions tend to have shallow topsoil over compacted clay. Beds need amending before planting or the plants sit in a bathtub.
